Hotel complex kind of neglected. Bathroom had no window to open, nor A/C... Sauna feeling. Mosquitoes everywhere in the room, no mosquito net, stains on the linen, toilet paper soaked up with old dried water, shower pressure weird, you needed to think the head of the shower would explode, the water splashed everywhere but on you. I think the last time someone cleaned or looked into the room was at the last hight season. We were personally asked what time we wanted breakfast, next day there was no one around for half hr after breakfast time.

Nothing- except this hotel let us use the dining and beach facilities at another nearby hotel they own.

We booked 3 villas for two nights (a party of 9+ driver) during our stay in sri lanka in July 2023 (cancelled one night after the first day) The hotel is not functioning properly. Nothing like shown in the pictures. The manager is handling two properties the same time. No phones/ room services. You have to ring the manager's mobile phone to ask for anything and takes forever to get something you want. Our rooms were not ready- we had to wait for almost 2 1/2 hrs till we got something ready. The meals were in a different hotel- we had to travel using personal transport for about 5 min to get there. That again, same meals every day- no variety and dry food. Rooms: One room full of smoke smell. They couldn't do anything about it. Bathrooms- showers are broken. Full of spiders and bugs. The billing was terrible and charged a 5 star hotel price. The manager avoided seeing us when we were checking out. The check out itself took another 1 1/2+ hrs. TERRIBLE... DO NOT GET SCAMMED BY THIS HOTEL. NOT WORTH THE MONEY YOU PAY. NOT AT ALL....

We have received a message on arrival day at the hotel that they will move us onto another 3 stars property having lunch bonus. They announced that there are some repairs on the rooms, but on booking.com rooms available though. The property proposed was having rooms balcony under repairment and far away from beach and facilities. Not recommended for trips.

Spacious rooms and amazing pool area. We were one of the few guests and it seemed like we had a private villa all to ourselves.

There is not an organized and fully functional kitchen. To eat something you need to pre-order hours in advance. Difficult to get in contact with staff members.

Internet should be available in the rooms. A functional restaurant should be available.

Good location. Rooms were clean and big. Perfect get away hotel.

The breakfast buffet and dinner buffet wasn't up to standard. There should be more variety of food. And room service is nill!! Room service takes more than 1hr to deliver anything!!!

Large spacious room with a large balcony and huge bath room ,quiet surrounding. large pool. sea view is bit disturbed with palm trees but nice beach and greenery surrounding. good customer care.

Foods are tasty and friendly chef, but food choices are less and not worth for money

We must have been the only guests in this resort which meant we had the beautiful pool all to ourselves. Our room was MASSIVE. The lobby area and the garden are well maintained and presented.

We felt like we were not expected as there were no staff visible when we arrived . Eventually some young staff members arrived and explained they were doing stocktake hence all the kitchen paraphernalia was scattered all over the dining room. When I enquired if the restaurant would be open for dinner they shrugged their shoulders. The WiFi was not available in the room and reception was even patchy in the lobby.

Amazing value for such a nice hotel. Huge room and bathroom and the place was empty. Like we were the only guests.

No issue with the hotel. The local town is a traffic choked, litter strewn dump. The seafood place called Rupseys near the hotel is terrible - disgusting food. The restaurant at Laya Waves hotel is good and they have a beer license. The pub near the hotel (Machang) has pretty good food and drinks are inexpensive. Batticaloa isn't quaint seaside town as the guidebooks say - it's a traffic choked, filthy, open air looneybin - like all towns in Sri Lanka.
